Register a charge
When a company secures a loan on its property (a mortgage or debenture), the charge must reach Companies House within 21 days, counted from the day after it was created, on form MR01 with a certified copy of the charge document. Miss it and only a court can give more time. Fileyear works out your deadline, files MR01 with the certified copy you upload and pays Companies House’s £14 fee.

Questions directors ask
What is a charge?
Security a company gives a lender over its property: a mortgage over a building, or a debenture over everything it owns. Registering it makes it public and protects the lender if the company fails.
Doesn’t the lender register it?
Often they do: anyone interested in the charge may deliver it. Ask the lender first, so it isn’t registered twice.
What is a certified copy?
A copy of the whole signed charge document, certified as a correct copy of the original by the person sending it. Personal details other than names, and bank account numbers, may be blacked out.
What happens if I miss the 21 days?
Companies House won’t take it, and the charge is void against a liquidator, an administrator and other creditors. Only a court can extend the time.
